Equinox Projects completed Level 10 terrace remediation works at 45 Wolseley Road, Point Piper — one of Sydney's most highly exposed oceanfront addresses. By developing a bespoke rope-access methodology rather than scaffolding or elevated work platforms, Equinox delivered an estimated $127,000 saving against the originally scoped cost of $242,000 while completing the works with zero disruption to the occupied building below.
Scope of Works
- Full removal of existing floor tile and waterproofing system
- Substrate assessment and preparation
- Waterproofing system replacement to AS 3740
- Premium tile reinstallation with matching grout
- Rectification of all defective junctions and penetrations
- Rope-access rigging, safety management and site controls
Challenges
Level 10 oceanfront exposure created a complex access, safety and environmental challenge — wind, salt and height required a purpose-built rigging plan and daily safety review.
The occupied building below required complete protection of all external areas throughout. Debris management and exclusion zones were critical.
The rope-access methodology was developed as a proprietary solution to replace a scaffolded approach — requiring engineering sign-off and a detailed SWMS submitted to the strata manager before works commenced.
Delivery
Completed November 2025. All works were certified to AS 3740 waterproofing standards. The strata manager received a full close-out report including QA records, photographic evidence and certificate of compliance. Estimated cost saving of $127,000 against original scoped methodology.
