
Project Overview
Equinox Projects was engaged to undertake a comprehensive flooring replacement across a fully occupied aged care facility in Roseville. With vulnerable residents in continuous occupation, protecting resident safety, maintaining routine, and minimising noise and disruption were the governing priorities throughout the project. Works were staged by wing and floor, with carefully managed access windows.
Scope of Works
- Strip-out of existing flooring across all common areas and corridors
- Subfloor preparation and moisture mitigation
- New premium vinyl and carpet installation to aged care specification
- Transition, threshold and wet area detailing
- Infection control protocols and daily cleaning management
- Resident communication and facility management coordination
Challenges
Continuous occupation by elderly residents required meticulous staging — no section of the facility could be taken offline without alternative access arranged and communicated to staff and residents.
Infection control standards required specific containment measures, approved materials and daily decontamination procedures for all works areas.
Noise and dust management required careful scheduling of mechanical works to outside resident rest periods and meals.
Delivery
Completed within programme. Facility management and residents were highly satisfied with the process and the outcome. The upgrade significantly improved the living environment while maintaining the uninterrupted operation of the facility.
